Mumbai's real estate market enters 2026 with cautious optimism. Post-pandemic demand stabilisation, sustained luxury segment growth, and metro network expansion are the defining themes. In the western suburbs specifically, Kandivali West has emerged as a beneficiary of 'affordable luxury' — buyers who want premium builder brands and amenities without Bandra or Juhu price tags.
Three trends dominate. First, transit-oriented development is reshaping pricing. Properties within 1 km of Kandivali and Magathane metro stations command a 10–15% premium over comparable units 3 km away. Second, ready possession inventory is moving faster than under-construction as buyers prioritise certainty over discounts. Third, larger configurations — 3 and 4 BHK — are outselling 1 and 2 BHK in premium projects as work-from-home normalises the need for dedicated study and family spaces.
On the supply side, reputed developers are launching fewer but larger projects with better amenity packages. Smaller builders face financing challenges under stricter RERA escrow norms, which paradoxically benefits organised players and reduces buyer risk. Commercial real estate in Kandivali — retail along Link Road and offices in Thakur Village — is seeing renewed interest from startups priced out of Andheri.
